Commercial Property Vacancy Inventory (2012) - Mr. Anderson completed a project for a Victoria BC based non-profit organization. The scope of the work involved the identification of suitable commercial space for office use, drop-in activity and for the large-scale assembly of people for group program activity. The methodology used to develop this commercial property vacancy inventory consisted of establishing the location of the relevant geographic market and then the identification of subject properties for the client. Secondary desk research of commercial real estate firms web sites and the Multiple Listing Service web site were also used. Desk research was also used to determine specific City of Victoria official community plan land use designations. On-site meetings with property owner’s representatives represented the balance of the assignment. 

Overarching Strategy & National Accommodation Strategy for Health Canada (2009/10) - Mr. Darryl Anderson, Managing Director Wave Point Consulting, was the director and team leader for two projects. The overall objective was for Wave Point Consulting to develop and present an overarching cohesive real property strategy for Health Canada’s Facilities & Securities Directorate. The work involved reviewing all existing initiatives and issues then summarizing and presenting the actions and tactics so they were clearly aligned with and support Health Canada’s corporate objectives. Wave Point Consulting Ltd. also led a team that assessed the anticipated demand and supply characteristics of commercial office space required by the client over a 5-year period. Client value-added: the utilization of the “Balanced Scorecard” approach to strategic planning accepted by the Director General and Assistant Deputy Minister. Executive level approval of a commercial office strategy for approximately 11,000 employees. Wave Point Consulting has provided a number of services to myself and my organizations over the past number of years. Most recently, they developed a “National Accommodations Strategy (NAS), which was a national masterplan for planning, acquisition, life-cycle management, and maintenance for our portfolio across the country.  The NAS has been recognised both within government and by the Real Property Institute of Canada as a “best practice” and has resulted in Health Canada reducing it’s real estate costs by over $65 Million Dollars to date.  These savings are projected to increase to approximately $100 Million as the strategy is fully implemented.

Office Inventory Vacancy Analysis (2010) - Mr. Anderson completed a project for a Victoria BC based non-profit organization. The scope of the work involved providing baseline real estate data for management decision marking regarding potential office relocation. The project involved a two-step process of estimating the amount of office and program space required by the client and secondly conducting a physical inventory and on site assessment of existing vacant commercial property. Client value-added: the identification of practical options that the client could implement to meet their needs subject to current market conditions.

Major Industrial Database Project Alberta Industrial Heartland Association (2009) – Mr. Darryl Anderson of Wave Point Consulting was a principal researcher, survey designer, client interviews and database designer for this economic development project led by Phil Davies. The project focused on business retention, expansion and new investment attraction. The purpose of the project was to develop a “major industrial database” on industry in the Alberta’s Industrial Heartland region and Strathcona Industrial Association region. Client value-added: Development of the database will facilitate marketing of the region to potential investors, and enable Alberta’s Industrial Heartland to identify opportunities for creation of a globally competitive cluster of value-added petrochemical production.

Market Research & Marketing Victoria International Marina (2008-09) - Mr. Darryl Anderson, Managing Director of Wave Point Consulting, was the project leader for the Victoria International Marina, Demand and Price Assessment Supplementary Report and Victoria International Marina and a Marketing and Pricing Strategy Report. The BST Associates Victoria Marina Demand and Price Assessment report focused on the estimated demand for mega-yacht moorage slips. Our firm also prepared the marketing and pricing strategy report for the creation of a new destination super yacht marina in the Pacific. Client valued-added: Wave Point Consulting supplemented a portion the BST Associates report by documenting the unique demand and supply characteristics of the BC market place. Effective communications during public consultation events such as open houses and radio show call-in segments.

Mermaid’s Wharf Marina Acquisition (2007) - Mr. Anderson was the manager of business development that was responsible for the successful purchase of the marina and accompanying assets. Negotiated extensively with the vendor and Transport Canada regarding the sales price, terms and conditions, consent for the transfer of waterlot lease. Worked with legal representatives to address risks associated with riparian access rights of adjacent land use owners, preservation of the public boardwalk access and other legal issues. Integrated new tenants into existing portfolio of marina properties with standardized operating, security and safety procedures. Client value-added: secured the purchase of the marina at a purchase price that could be recovered from the sales of the assets alone independent of the financial results of operation.

Port Alberni Uptown and Waterfront Redevelopment Strategy (2006) – Mr.  Darryl Anderson co-authored the terms of reference and was the client project manager for the study initiated by the Port Alberni Port Authority and the City of Port Alberni. The scope of work included strategic land use analysis for both the downtown and core commercial waterfront area, measures to increase public access, strategies to deal with brown field properties and waterfront planning to accommodate cruise vessels and updating the Port Authority land use plan as required by the Canada Marine Act. Client valued-added: Recommendations accepted by the local municipal government. Recommendations included ways to incorporate environmental sustainability into planning principles and infrastructure renewal decisions and the introduction of traffic calming measures to create a more pedestrian friendly community. Plan led to an $8.2 million initial investment.
